To prepare a property condition report in Morocco, describe each room and its equipment, record observed defects and add identifiable photographs, useful readings and the keys handed over. Within Law 67.12, Articles 7 and 8 provide for a descriptive report attached to the contract at handover and return.

You are ready to settle in and the boxes are waiting. Describing the home before opening them helps both parties distinguish existing damage from anything that might happen during the tenancy.

Arrange the appointment before receiving the keys

Suggest a time with enough light and accessible equipment. Bring notes from your pre-rental viewing, but check the actual condition again: it may have changed between appointments.

Prepare the document, equipment list and contract attachments. Identify those attending and their roles. Working room by room together helps avoid forgetting an included space or appliance.

Describe what you see rather than giving a rating

Law 67.12 on Adala, Article 8, requires a document with a legally established date and a detailed, precise description rather than just “good condition” or “average condition”. Within that framework, without a descriptive report the tenant is presumed to have received usable premises. Do not leave this step to an oral recollection.

These examples explain the method, not the condition of your home. If a mark’s cause is unknown, record what you see and the answer given; do not invent a moisture or structural diagnosis.

Take photographs you can find again

Combine an overview with a detail when helpful. Keep original files and name them by room and item, such as “living-room-window-entry”. Link them to the document so each party knows what they illustrate. A date on a photo does not establish every circumstance in which it was taken.

Photograph with the necessary permission and avoid people, identity documents and private belongings. Create a shared folder or give each party the attachments. The aim is an agreed record, not pictures the other party has never seen.

Record accessible meters and identify the relevant equipment where useful. A reading proves neither that previous bills are settled nor that an account has been transferred: clarify those separately.

Keep unresolved points visible

If equipment cannot be tested, record “not tested” and why. For an agreed repair, identify the work, responsible person and planned date. Do not describe future work as completed.
