To prepare your rental budget in Morocco, separate the money needed to move in from your monthly expenses. Add the first rent payment, the agreed security deposit, any applicable fees and setup costs, then keep a reserve suited to your circumstances. The advertised rent alone does not tell you how much cash you need.

An apartment seems to fit your rent limit. Then come questions about the deposit, moving your furniture and buying essentials. The home may still be affordable: what matters is when each payment falls due and how much money remains afterwards.

Start with available cash before increasing your rent limit

Write down the money actually available on your move-in date. Leave out expected refunds whose timing has not been confirmed. If your previous deposit only comes back after you leave, it cannot automatically fund the next one.

You could choose a cheaper home, delay some purchases or compare furnished and unfurnished options. We recommend protecting essential spending and adjusting comfort purchases rather than signing on the strength of uncertain income. The right reserve depends on your commitments and earnings, not a universal percentage.

Separate the deposit, first rent and fees

For rentals within the scope of Law 67.12 published on Adala, Article 20 allows a security deposit and caps it at two months’ rent. That ceiling does not require landlords to ask for two months. The text covers, among other cases, residential rentals longer than thirty days, subject to special legal regimes; do not apply it automatically to every tourist stay.

Article 20 provides for repayment no later than one month after the property is returned, after deducting amounts owed and legally substantiated sums the landlord paid on the tenant’s behalf. The deposit is money tied up temporarily, with repayment depending on the circumstances, rather than a permanently spent cost or a guaranteed refund. The consulted Adala version was updated on 21 February 2019; confirm relevant changes if a legal point remains uncertain.

Ask separately about the first rent payment, the period it covers, charges and any intermediary fees. Every payment needs a clear purpose, an identified recipient and evidence. Our rental contract guide connects these amounts with the written terms.

This example assumes no agency fee, additional purchases or overlapping rents. Add those items if they apply. The 3,500 MAD deposit is part of the 8,200 MAD you must advance, but is not necessarily money permanently spent. The first rent payment is already counted: do not add it twice to your move-in total.

Set up the essentials without buying everything at once

Start with what makes the home usable: sleeping, meals, hygiene, necessary connections and internet if your work requires it. Additional furniture can wait. For transport, comparing moving quotations gives that item a clearer basis than a vague estimate.

Before confirming your budget

  • Confirm each amount and payment date in writing
  • Identify what rent and charges include
  • Check the deposit rules for your rental arrangement
  • Add transport, essential purchases and any overlapping rent
  • Keep a reserve you can actually fund

You now have two limits: what you can advance and what you can sustain each month. If the property exceeds either, discuss a change before committing, then calculate again.
