Compare furnished and unfurnished rental in Morocco through rent, included equipment, upfront cash and contract terms, using your expected stay and household needs.

To choose between a furnished or unfurnished rental in Morocco, compare total costs over your intended stay, the equipment actually included and contract terms. Furnished accommodation can simplify moving in; an unfurnished home lets you create your own interior. Neither is automatically cheaper or easier to leave.

You might arrive with a few suitcases or already own furniture you want to keep. The same advertisement will not answer both situations. Before looking only at the rent difference, consider what you need to buy, transport and arrange to live comfortably from the first days.

Clarify what this furnished offer includes

Ask for a specific list: sleeping arrangements, storage, table, appliances and accessories you expect to use. A photograph does not establish that everything will remain. During the pre-rental viewing, check the condition and operation of useful equipment with the owner’s permission.

For an unfurnished home, check existing fittings too: kitchens, storage or appliances vary between offers. This is not a national mandatory furniture list. The question is what this home actually includes and what you must supply.

Compare the same duration without inventing market data

The HCP’s 2022–2023 living standards survey distinguishes housing and household equipment spending, among other categories. That framework reminds us that rent is not everything; it does not establish a furnished-rental premium in your city in 2026.

Entirely fictional example, not market prices: an unfurnished home at 4,000 DH a month plus 8,000 DH for equipment and transport totals 32,000 DH over six months. A furnished home at 4,800 DH totals 28,800 DH over the same period, before other items. Over twelve months, the totals become 56,000 DH and 57,600 DH. Duration can change the comparison.

This assumes the initial spending described, without assigning resale or reuse value to furniture. Add charges, installation and other costs for each offer. Read the agreement without assuming automatic flexibility

Law 67.12 on Adala, version dated 21 February 2019, covers under Article 1 furnished and unfurnished premises, including residential premises, rented for more than thirty days and not governed by a special regime. “Furnished” therefore does not establish the applicable regime or departure conditions. A tourist stay requires separate examination.

Within that scope, Article 3 includes equipment descriptions in the agreement; Articles 7 and 8 address the attached, detailed condition report in a document with a legally established date. If a situation or clause remains uncertain, have the applicable law and formalities checked rather than assume a short term can be freely terminated.

Document equipment for both parties

Prepare an inventory and property condition report with the owner, recording observed defects and existing equipment. Photographs supplement the description; they do not replace formalities. Clarify what to do if something breaks, without assigning all repairs to one party through a blanket statement.

An owner who describes furniture accurately helps applicants choose and reduces misunderstandings. Our preference is the option fitting your stay and available money, after checking condition and the agreement. You can choose a different compromise if your personal needs justify it.

Equipment choices also become clearer through studio or larger apartment. If arrival duration is uncertain, temporary or lasting housing helps compare commitments before buying.
