Rental scams in Morocco: checks before you pay

Reduce the risk of rental scams in Morocco: check the property, your contact’s authority and payment terms before transferring money or sharing documents.

Practical guides

To reduce the risk of rental scams in Morocco, check the property, your contact’s identity and authority to rent it, then the written terms and payment recipient. Attractive photographs, a copy of an identity card or a viewing do not, individually, establish that it is safe to pay.

You like an apartment and are told another applicant is waiting. You do not need to apologise for wanting checks. A serious arrangement should let you understand what you are renting and who receives your money. Claimed urgency cannot replace those answers.

Recognise situations that need a pause

An unexpected price is not proof of fraud. It becomes concerning alongside changing answers, refused viewings, a vague address or payment demanded before checks. Look at the whole situation rather than one sign.

Points to clarify before proceeding
SituationUseful questionPrudent response
Reservation payment before viewingWhat written commitment and recipient?Do not pay solely for a promised viewing
Contact absent or replacedWho may rent the home and receive payment?Check the representative’s authority
Inconsistent photos or termsWhat matches the actual property?Seek confirmation and check on site
Third party’s accountWhy this recipient and under what authority?Pause while the mismatch is unexplained

Use our method for comparing advertisements to keep the information together. Save the advertisement and messages without publishing the advertiser’s personal data.

Check the person without unnecessarily exposing your documents

Ask whether you are speaking to the owner or a representative. Holding the keys does not necessarily authorise someone to sign. Cross-check identity, evidence of the right to rent and the representative’s authority where needed. A qualified legal professional can explain documents you cannot interpret confidently.

You can visit personally, ask someone you trust to help with a remote search, or commission a defined professional check. We recommend checking the actual property and documents before payment; choose help according to your availability rather than relying entirely on messages.

Do not send a complete application file to an unverified contact. Ask why each document is needed and how it will be used. A document copy may itself have been misused: it does not certify its sender’s identity. The CNDP explains procedures concerning personal data; that route does not replace reporting fraud.

Return to the property and written terms

During the apartment viewing, compare the address, rooms and equipment with the advertisement. A remote viewing helps with selection but cannot provide every observation possible on site.

The verification badge presented by BienLibre addresses this trust concern. Identity, advertisement details and property condition are different checks. A badge must not be read as an absolute guarantee or evidence that all those dimensions have been assessed. The section describes a proposed service, not a verification order you can currently place.

Before paying, connect the amount with the contract and agreed commitments. Law 67.12 provides, within its scope, for a written agreement with a legally established date and payment evidence under Article 11. A receipt does not resolve impersonation: the checks complement one another.

If you have already paid and become concerned

Stop additional payments. Keep the advertisement, conversations, contact details, payment evidence and a timeline. Promptly ask your bank or payment provider what steps remain possible, without assuming the transfer can be reversed.

If you suspect fraud, present the facts and records to the competent police or gendarmerie. Avoid confrontation or publicly exposing personal documents. Legal help can organise your file; BienLibre cannot guarantee repayment or a reporting outcome.

Final checks before any payment

  • Property and address checked
  • Contact’s role and authority clarified
  • Amount, purpose and recipient documented
  • Written terms and payment evidence consistent
  • Outstanding questions answered with verifiable information

Direct owner-to-tenant contact can help preserve your budget, but it does not replace these checks. Take the time you need: an appealing home is no reason to risk savings because an essential question remains unanswered.
